The project
An industrial building in Totton with a steel portal frame, masonry walls and metal-clad elevations, home to The Canoe Shop.
The roof was an ageing twin skin system with suspected asbestos cement outer sheets, with internal gutters along both sides of the building. The client needed a modern, insulated and weatherproof roof, along with better gutters and rainwater management for a durable, long-term solution.
Over three weeks we removed and disposed of the asbestos cement roofing, installed a new insulated composite roof with factory-assembled roof lights, refurbished the gutters, and fitted bespoke colour-matched flashings and trims.
- 577 m²Of roofing refurbished on an unchanged footprint.
- Relined GuttersInternal valley gutters refurbished with specialist linings.
- Open for BusinessWork planned around the client's day-to-day operation.

The challenge
A busy, restricted site
The biggest challenge was carrying out substantial roofing works on a restricted industrial site while the client's business carried on. Careful planning was needed to manage access, protect employees and customers, and keep disruption to a minimum.
The internal valley gutters needed particular care, including the one on the shared boundary with the neighbouring building, as did the limited space for access and handling materials.

The result
Weatherproof and efficient
The new insulated composite roof, roof lights and upgraded gutter linings have significantly improved the building's weather protection, thermal performance and long-term durability.
The result is a more efficient, weatherproof building envelope that should need less maintenance in future.
