Asbestos Cement Removal

Asbestos cement roofing and cladding was used across the UK until the 1990s, and every building built with it is now beyond its useful lifespan.

Asbestos cement was widely used because it was strong, durable and quick to install, but all asbestos products were banned from use in construction in 1999. If your roof shows signs of rainwater ingress, it's usually because the asbestos cement has reached the end of its life. Repairing it is rarely a viable option, since specialist access equipment and licensed handling are required even for a small patch repair, and one leak is typically followed by others soon after. Tek Clad Ltd carries out non-licensed, non-notifiable removal of asbestos cement roofing and cladding, in line with the Control of Asbestos Regulations, giving you a safe, modern, fully insulated roof in its place. We are not a licensed asbestos removal contractor and do not undertake licensed asbestos work.

  • Two Permanent OptionsChoose strip and replace for a complete new system, or overcladding to encapsulate and cover.
  • Modern PerformanceA new roof resolves leaks and brings insulation up to current regulations, cutting energy costs.

Strip and Replace

Strip and replace is the more thorough option for any building with an asbestos cement roof or cladding system. Our trained team strips away all asbestos cement sheets, fixings, insulation and lining, safely disposing of the material in a bonded skip to a certified disposal site. A replacement system is then installed to the existing structural frame, using the same high-quality materials and techniques we apply to our new build projects.

The result is a weathertight roof insulated to current regulations, with improved internal light and a revitalised appearance. View examples of completed asbestos cement removal projects on our Projects page.

Benefits of strip and replace

  • No asbestos remaining anywhere in the roof or cladding system
  • Resolves all previous leaks permanently
  • Brings insulation up to current u-values, cutting energy bills and carbon footprint
  • Can extend the building’s useful roof lifespan by 20 to 40 years, depending on product and location
  • May increase the value of the building
  • Wide choice of products, allowing a change in appearance or preparing the building for a change of use

Overcladding

Overcladding is the more affordable of the two permanent options, and significantly less disruptive to day-to-day business. The process involves providing temporary access, laying new insulation, then over sheeting. The existing asbestos cement sheets are retained on the structure and safely encapsulated beneath the new sheeting system, rather than removed.

Because the existing structure needs to support the added weight of new insulation and sheeting, a structural assessment is carried out first, backed up by an engineer's calculations before work starts. We arrange this as part of the project. Normal daily operations inside the building can generally continue throughout, with the added benefit of improved natural light from replaced roof lights and a reduced carbon footprint from the new insulation.

Benefits of overcladding

  • Limited disruption to the inside of the building
  • More cost-efficient than a full strip and replace
  • Gives the roof and cladding system a new lifespan
  • Brings the building up to current insulation u-values, reducing energy bills and carbon footprint

FAQs

Asbestos cement removal questions

If your question is not answered here, call the estimating team on 01305 770433.

Is it true that all asbestos was banned in 1999?

Yes. Asbestos cement was used extensively in construction until it was recognised as a health hazard, and all asbestos products were banned from use in UK construction in 1999. Any building built before this may still contain it.

Can I just repair a leak instead of removing the asbestos roof?

Repair is rarely cost-effective. It requires a specialist licensed roofer and suitable access equipment even for a small patch, and one leak in an ageing asbestos roof is usually followed by others soon after.

What is the difference between strip and replace and overcladding for asbestos?

Strip and replace removes all asbestos cement material from the building entirely, while overcladding retains and safely encapsulates the existing sheets beneath a new roofing system. Overcladding is less disruptive and more cost-effective, but requires a structural check first.

How is asbestos waste disposed of?

All asbestos cement material is removed and disposed of in a bonded skip, taken to a certified disposal site, in line with the Control of Asbestos Regulations.

What happens to the asbestos once it's removed?

All asbestos cement material is safely removed and disposed of via a bonded skip to a certified disposal site. As this is non-licensed, non-notifiable work, formal air clearance certification does not apply, but we can confirm safe removal and correct disposal on completion.

Are you a licensed asbestos removal contractor?

No. We carry out non-licensed, non-notifiable removal of asbestos cement roofing and cladding products only, which covers the type of asbestos most commonly found in older industrial and commercial roofs. Licensed asbestos work falls outside our scope and would require a specialist licensed contractor.

Can overcladding be used on any building with asbestos cement roofing or cladding?

In most cases, yes, but the existing structure needs to be assessed to confirm it can support the added weight of new insulation and sheeting. We arrange this structural check, backed by an engineer's calculations, before work starts.
