The project

A two-phase redevelopment for Viabill Ltd that has turned a tired industrial plot on Tapstone Road into a cohesive, contemporary commercial hub.

We were appointed to deliver the complete building envelope package, some 3,230 m² of roofing and wall cladding across two separate buildings.

Phase One was the refurbishment of an existing factory building, retaining two original external walls: 600 m² of new vertical wall cladding and 1,800 m² of roofing panels. Phase Two was a new standalone retail building, with 430 m² of vertical cladding and 400 m² of roofing in a matching material palette for consistency across the site.

The challenge

Walls up to 200mm out of square

Retaining original parts of the Phase One structure meant installing cladding against walls up to 200mm out of square. We used custom wide flashings, fitted to the widest point of each discrepancy, to deliver a clean, professional finish.

The buildings also combine two cladding systems, Kingspan KS1000RW installed vertically and KS1000MR installed horizontally, which took careful detailing and coordination to keep clean lines, panel alignment and architectural consistency.

A transformed site

Energy efficiency was a priority across both buildings. High-performance insulated panels give excellent thermal performance for long-term sustainability and lower running costs, and the roof lights bring in natural daylight.
